BUYING AN EXISTING HOME

If you are purchasing an existing home, the first step to the closing process is executing an Offer to Purchase and Contract.  Once we receive the contract, we order the title search to ensure title is free from any defects.  Next, our attorneys will work together with your lender to balance the Closing Disclosure and finalize all the costs associated with your closing.  On your closing date, you will come to our office to sign the loan documents before receiving the keys to your new home!

SELLING YOUR HOME

If you are selling your home, you will be working with our paralegals to coordinate the payoff of your existing mortgage, any homeowner's association dues, and any invoices payable at closing.  Please complete the Seller Information Sheet located under the "Forms" tab and email it to jennifer@ltp-law.com.  At closing, you will sign a deed to transfer title to the new owners.  Once that deed is recorded with the Register of Deeds, we can release seller proceeds.

BUYING A HOME FROM A BUILDER

If you are purchasing a new home from a builder, you will mainly work with your builder and lender to coordinate closing.  Closer to your closing date, our attorney will work together with your lender to balance the Closing Disclosure and finalize all the costs associated with your closing.  If you have questions pertaining to your Closing Disclosure, please contact Attorney H. Lee Rouse III at lrouse@ltp-law.com.  On your closing date, you will come to our office to sign the loan documents.  If we have received all the funds required for closing, you will receive the keys from us to your brand new home!
